GEORGIA POWER COMPANY has filed a Petition for Condemnation in this Court to acquire an easement for right-of-way in order to construct, operate, and maintain electric transmission lines and other necessary facilities and equipment for such lines. The easement for right-of-way sought to be condemned is over, across, under, and through the following tract of land: Parcel No. 111 (Tract A): All that tract or parcel of land situate, lying and being in Land Lots 44 and 45 of the 12th District, Hall County, Georgia, and being a strip of land more particularly described as follows: BEGINNING at a point on the dividing line between lands now or formerly of Michael Norris Jones and Amy Stratton Jones, and lands of Arthur Gerald Fields, a/k/a Gerald Fields, said point having a coordinate value of North 1,612,427.130 and East 2,409,304.119, according to the Georgia State Plane Coordinate System, NAD83(94), Georgia West Zone, being marked by an iron-pin found (3 2 -inch concrete monument), and being the POINT OF BEGINNING; thence from said POINT OF BEGINNING North 14149=40@ East along said dividing line a distance of 67.98 feet to a point; thence North 85113=56@ East a distance of 985.94 feet to a point; thence South 88130=18@ East a distance of 613.04 feet to a point on the Westerly line of Georgia Power=s existing Gainesville B Clermont 46kv Transmission Line right-of-way; thence South 08116=39@ West along said Westerly line of the existing power-line right-of-way a distance of 253.43 feet to a point; thence North 89134=51@ West a distance of 568.26 feet to a point; thence South 85156=30@ West a distance of 1059.06 feet to a point on the dividing line between lands now or formerly of Michael Norris Jones and Amy Stratton Jones, and lands of Arthur Gerald Fields, a/k/a Gerald Fields; thence North 14117=25@ East a distance of 195.97 feet to the POINT OF BEGINNING, said tract containing 9.497 acres, more or less. The Easement Area is more particularly shown on the drawing attached hereto as Parcel No. 111 (Tract A), Exhibit A, Sheets 1 and 2 of 2, and made a part hereof by reference. The Easement Areas are a portion of that larger tract of land situate, lying and being in Land Lots 44, 45, and 53 of the 12th District of Hall County, Georgia, said tract being more particularly described in and conveyed as follows: by Warranty Deed from Irene Fields to Arthur Gerald Fields, a/k/a Gerald Fields, dated April 10, 1998, recorded in Deed Book 3192, Page 215; and by Warranty Deed (Life Estate) from Irene W. Fields, to Arthur Gerald Fields, dated June 19, 2003, and recorded in Deed Book 4638, Page 8, both of Hall County, Georgia Records and being hereinafter referred to as the "Subject Property."
